Envisioning Home

Picture Yourself Here: Opens January 28th & 29th

Narrowing in on this week's picks was more difficult than you might think. The market this January is quite busy. I had a client today say, "I read an article that the DC market never has a flat period, is that right?" The answer is yes--this year for certain. While we aren't seeing as many listings as we will this Spring, there are a lot of great properties on the market. And for those of you considering listing, there are A LOT of buyers out. Call me so we can develop the best strategy to list your home. For your weekend tours, I recommend the following: Beyond Cute on Corcoran: 3 Bedrooms/ 2 Baths: $1,199,900. Oh Yes, on O. 2 Bedrooms/ 2.5 Baths. $795,000. *Update unit under contract. You

2017 Home Design Trends: Playful Bedrooms

If there is one place to have fun, it’s in the bedroom. Make it personal, comfortable, and a bit more exciting than the rest of your home. Instead of table lamps, consider hanging pendant lights in the bedroom to create a dramatic and unexpected lighting option. This can work particularly well in small rooms where there is little space for nightstands (or where you want to use your nightstand space for something besides a lamp). To maximize lighting options, put all bedroom lighting on a dimmer switch. In an earlier post, I discussed how layers of neutral can be a beautiful option for living rooms and kitchens. In the bedroom, let warm, vibrant or romantic colors rule. Colors like raspberry-

2017 Home Design Trends: Shedquarters

Move over man cave and make room for the Shedquarters. The term is used to refer to a small space or structure, outside the house, used for a home-office, an art studio, or a quiet getaway. Spinning off of the tiny house movement, it is a trend I expect to see grow. While not relegated to the fairer sex, unlike a man cave, these spaces focus on multiple uses for anyone in the house. Think of this as a flexible space--one that you can telecommute in one day, paint in on a Saturday, or simply go to for that afternoon of reading. Make these spaces special with comfortable furniture, rugs, throws, a table for books or coffee, and other furnishings that make the space more cozy, yet functional. W

2017 Home Design Trends: Technology

For our third 2017 Home Design Trend, let’s talk technology. From docking stations to alarm systems to Smart Homes, technology is playing a big a role in making a house a home this year. Alarm systems have been in homes for decades yet now, alarm systems are portable. Systems like SimpliSafe® and Nest Cams allow homeowners to purchase systems that move with them from house to house. Always forgetting where you phone is? Built-in cubbies are showing up in new construction homes. These cubbies provide one central location for charging phones and connecting to in wall speakers. With at home wifi, many people are finding less need for a home office as PCs are quickly being replaced with laptops

2017 Home Design Trends: Textures

With so much contemporary, sleek, and smooth designs taking the forefront, one can forget the importance textures can make in a home. Even the most contemporary space can have a range of textures to add depth and interest. Let’s start with something very tactile—Velvet. Consider adding the lush fabric on sofas, throw pillows, and even curtains for a warm and soft look. This isn’t the velvet from those roadside paintings, it's soft, luscious, rich in color, and a great fabric to add in the living room or bedroom. Another place to add a texture is your bathroom vanity. Instead of reaching for pre-manufactured designs, homeowners are getting crafty by using chests of drawers, old file cabinets,

While Spring definitely hasn't sprung in DC, the housing market is picking up at a good clip this January which should indicate we are in for a busy Spring. So, if you are in the market to list or buy, now is the time to get started. Spring competition can be fierce. Lots of homes will hit the market, and lots of buyers will be out, but with the vast choice they will be picky. If you plan to sell your home, you need to have your ducks in a row. Are all of your systems in good shape? Declutter? Do you need to repaint a room? Make other repairs? Now is the time to get a jump on those items so your property is ready to go. Curious as to what you should do to your house to get it ready? Call or

2017 Home Design Trends: Color

To kick off our home design trends posts, let’s start with COLOR. The 2017 color of the year Greenery. Inspired by nature and very, very fresh. It brings to mind Spring, lemon grass, a run through the park, and a renewed spirit. It seems that is may be the perfect, happy choice for a year everyone was ready to welcome in. Green can be a pleasant wall color to brighten up a room with little natural light, it is a wonderful accent to be used in pillows, and can also be added to your house by the use of beautiful plants. Don't think you've got to cover the house with it, find ways to incorporates bits of it in the rooms that could use some pops of color. If Greenery is too much color for you,
