Virtual Solutions to Accomplish Your Real Estate Goals

The heart of my business has always been working with clients on their terms. At this time, it becomes more important than ever to make the buying or selling process easy and comfortable for my clients. While I've always employed virtual services to assist my clients, today, with more people wanting to limit their interaction, I can combine those virtual services to complete your home sale online from start to finish.

Online Virtual Meetings

To get started, I host an online meeting via Zoom, Office Teams, or FaceTime to discuss your home, its features and benefits, your timing and a schedule to get your home to market.

3D Modeling

Along with the professional photography, my marketing plan will include 3D Modeling (which I used for years) so buyers can tour your home virtually from the comfort of their home. These models allow buyers to tour the home room by room with a 360 view of each space so they can understand the flow and layout of the home.

Virtual Opens House Events

To bring buyers inside the house in a more illustrative way, I hold virtual open house events on Facebook and Instagram. This gives buyers a tour of the home from the safety of their current one. During the tour I discuss all of the features of the home, the neighborhood, and I answer questions buyers have in real time.

After the Open, the videos are stored on my Facebook page and YouTube channel so buyers can watch the tour for the first time at a later date or when convenient to their schedule.

Private Online Tours

For buyers who want a more personal tour of the home, I conduct one-on-one video tours so that the buyer can have a customized experience touring the home. If they are comfortable with seeing the home in person, I can attend all showings to turn on all lights, open all doors to ensure nothing is touched by other visitors.

Digital Ads & Social Media

Online advertising is even more important at this time as more buyers do a bulk of their house hunting online.

Paid and organic social media posts and online ads are placed throughout the life of the listing. These ads provide a complete description of the property and link to the live video tours I have done.

Digital Signatures

All contract documents and associated addenda are signed electronically via your phone, tablet or computer. Using a secure program called Dotloop, we can get all of the necessary documents signed easily.

Title & Escrow

The buyer’s EMD is wired to the title company and escrow is set up to complete the transaction remotely.

Closing

Closing can be handled completely remotely with an online notary if desired.
